I plan to attend..

I would have told the previous landlord to handle this problem before closing, due to this problem here. Now you have to go to court, pay legal fees and more. All this could have been solved prior to closing and would have been someone else problem and not yours.

CreditKarma is terrible. Hints that's why it's free. They scores are seriously inaccurate. Try getting another score from else where and you will see a big difference.

Once my son hit 9th grade he will read that book every year until he graduates, just to get a better understanding. I'm not saying you don't have to go to college or you have to become a business owner. I just want him to see and view the other side of things. I believe life is about opportunity and exposure and this book covers both while changing your mindset on life. I wish I read this book at 13 instead if 25 just because it would have opened my eyes to other things not just college and getting a good job...

@Alvaro Arango if possible could you get a roommate right now, that could help with the note... but with the prices you paying in DC this might just be a 1 bed 1 bath.. if not try getting a roommate and house hack it

Yeah, something doesn't sound right here. They should use their security deposit first and if the damages/repairs exceed that then they should bill you. I don't get why you have to pay then get reimbursed after the fact. I think you should contact your PM company and ask these kinds of questions.

that sounds like a great idea, I need to look into that as well because I get 2 weeks and a bonus week every year.

Well, you need to account for PM, even if you are going to manage the property at least put it in your numbers so you will have an idea how it would look if you don't want to PM the property anymore. Also, I think you will have some utility expenses as well, Even if its as small as a hallway light or storage room light etc.. you have no cap ex expense as well, thats the biggest thing that you are missing. just for example CapEx will cover big expense over time like a roof, ac unit, etc.. you NEED to budget these things before it happens..other than that it looks good
