@Thomas S. I'm meeting with the realtor tomorrow. To get more details. So far they are asking 100k. The property is appraised at 96k according to tax records. Decent area, Right next to a University, All 4 units are currently occupied. Will be with contractor tomorrow to see if there any repairs needed. Keeping my fingers crossed, but so far so good on the surface at least :/

Sometimes you have to keep your dreams and goals from people who don't understand. It will kill your spirit listening to negativity. Progress is still progress even if you are moving at a slow pace.

BP has just helped me understand investing in property. The PROS the CONS and everything in between. Very helpful tool. Very Transparent.

I stumbled upon a 4 Plex today. It is 100% Occupied Property, Seems to be in great shape. This would be my first step and I am kind of terrified. I am taking my steps to do my do diligence which includes Inspection check, having a contractor look at the property, Tax records and the details about the tenants. The roof was replaced in 2009 so there is no issue there.

I possibly have a partner on the deal willing to do half of the 20% but I know there are more options because I listen to BP podcast. I would definitely want some type of loan for anything that will happen in the future after the possible purchase.

What do you suggest in my situation? I have a Low Credit Score still in repair, A little Cash and a good opportunity? How can I bag this deal? I am open to any suggestions. Thank you.

I am new to bigger pockets and I am super excited about everything I have learned. I have listened to so many Podcast I can't remember. I have a full time job but recently gained a passion for property and wealth. I am looking to learn as much as I possibly can and help as much as I can. I must admit I am nervous but from the Podcast I have built up the nerve to just do it.
