Yes always charge an application fee. If they ever request a refund for the application you can always just send them the credit report (always works well with people who are upset because they didn't meet the criteria)

That's great! Congrats on your start in REI! Having the framework for rehabbing at cost is a huge advantage for your deals as well.

Rock Hill is popular due to how close it is to the Charlotte Metro but the taxes in SC are as good for investment properties as it is in NC.

I would check with your CPA but I would imagine you can write it off as a business expense if its purely a rental.

@Jasmine Calin There are a few property management companies that have tenant placement services have any consider those? I also have a cleaner I could recommend if you would like! The security deposit for the common area would be tricky and depends on how you have the agreement structured. Apartments.com, Craiglist, Facebook, and Zillow are a few good ones to start. What are your criteria? When I was an operations manager for an investment portfolio I had 2.5x rent for income credit over 640 with no evictions to start. Then checked employment and landlord references. Keeping it open with the communication and being quick always help with establishing my relationship with any tenants we placed.

Meetup.com and Facebook Groups are the main way to find these groups. I know of a few here in Charlotte but none in the Fayetteville area specifically. But there is overlap with investors in some groups as they don't stay in just one area for their investments and a lot of my clients go to Fayetteville looking for deals as well.

North Carolina is better for landlords between the two! Better on taxes than SC

Hi! Everyone I am looking to see if VM drops for neighborhoods I have listings in are worth it? I was about to start cold calling but I was thinking of doing VM drops instead to cover more people how would be interested quicker.

Any input is appreciated!

Hi everyone! I just moved to Charlotte NC and wanted to know if anyone is find good deals for flips or buy and holds out here! I just relocated to the area but the market is so hot and properties are gone in hours. I wanted to know if anyone is having luck finding deals as the prices and competitive market seem to make the numbers not work as well for investors.

Thanks for the advice! And yes I did sign up for vulcan 7 after doing a lot of research good to hear about the cold emailing/text/ and VM as well. I would never really do that as I completely agree that its a sleazy sale tactic and comes of lazy as well. I am definitely going to do cold calling and cold video email outreach, door knocking ( FSBO packets, anyone doing renovations in the neighborhood, neighbors of any transitions I've taken apart in, etc.
