@Shaun Weekes Had it for about four years. I think its worth about $70k (maybe more).  It currently rents for $950. Its just outdated. It has a new roof; paneling needs to be removed; new doors; updated bathrooms; some landscaping; outside paint job. It probably only needs about  25k-30k if that

Ok. Thats where I was getting stuck. So it sounds like I just need the HELOC.

@Kenneth Garrett Yes, I would need the money for the repairs. So after getting a HELOC then I would refinance, correct?


My grandfather left me a home. It is a brick ranch style 3br/2bath home. No mortgage. It needs some upgrades. Is it possible to BRRRR this property? I know I can pull out a HELOC (or at least I think I can). Once I have it remodeled, (I already have a renter), then what? Do I just refinance? if so, how? I am confused because I would already be pulling a HELOC out. Please help (obvious newbie).

If this is not the best option, can you share what the best option would be so that I can continue to repeat the cycle?

In texas, the first step is going through the dept. of health and human services and applying to be an ALF. I am currently doing something similar.
