 Corey, First off - Congratulations on the successful portfolio thus far! What an achievement. There are a few ways to address your question. 

1. Using a DSCR loan that allows closing in the business name is a great way to separate personal liability from the business. Make sure that the corresponding lender or broker you are working with has a loan servicing company that is non-reporting. Meaning, that once closed under the business / LLC the debt will no longer populate on personal credit checks.

2. Blanket loans vs individual cash outs - There are lenders out there that will do a cash-out on 2+ properties (no max amount really) that will allow you to close the loan under one deed, and lien. The properties are expected to be in reasonably close proximity to each other. One of the benefits here is that you can save a bit on closing costs but the PPP (pre-payment penalty) structure may be more aggressive, ultimately inhibiting your ability to sell off if needed - since the loan would need to sustain a minimum debt service. You can also just elect to refinance all the loans individually but with the same lender. I know tons of investors who have received additional discounts in rate and closing costs for having multiple files closed with the same investor at once.
