I hadn't looked into it much before making my post but the cost is $30 to register the pet and then $50 for each sample diagnosis. All of which is actually a LOT cheaper than I thought it would be. The registration cost can be passed on to the tenants (or picked up by the landlord). Of course the analysis charge would be added to any fines levied onto the tenants and it's enough of a sting that it would curb repeat offenders.

I just heard about PooPrints. I'm not a landlord yet but the issue of pet owners picking up after their pets is a personal pet peeve of mine. PooPrints is a DNA service that registers tenants' dogs and then compares poop samples to its database to identify "poopertrators". At first I thought it was a joke but apparently it's a real thing. Has anyone else heard of something like this to enforce pet feces responsibility? Existing landlords, what methods do you use to manage/enforce pet feces responsibility?

I haven't seen that one. It seems pretty nice. I'll have to practice running the numbers on it to ensure it'd be a good investment. There was another duplex downtown for $475k or so. I guess someone got it.

But you're right, there aren't many duplexes and quads in this area from what I've seen. It may be worth considering modifying a single family home into something duplex-ish.

I agree with both of those qualities, @Sarah Stamper! I like that it's out of the way but not too far off the beaten path. Downtown feels a lot like Mayberry but it's a hour or so from D.C., I can walk downtown and catch the train to all points north and south, and it's affordable.

@William Sagal, one thing I forgot to mention is that it's about a 30 minute commute to Quantico, which is the Headquarters for The United States Marine Corps. Between the commuters to D.C. and Richmond and Quantico you shouldn't have any problem renting here. I haven't seen much in the way of duplexes or quadplexes here but I think buying a rental here is still a great idea.

I live in Fredericksburg and agree with Sarah it's a great area that's smack in the middle between DC and Richmond. The HOV is being extended down here but I think the area will retain its historic charm.

Wow! That's terrible! Hopefully he'll leave in February instead of milking the situation until June. I'm curious, what's the incentive for him to leave in February instead of June? What if he decides not to abide by the new agreement either?
