I'm not sure what the question is? Could you explain better the problem you are having? From what you said all I'd do is grab the states associate of realtors commercial or multi family contract and fill in the blanks.

Is this an issue of owner financing? Or?????

I'm a little confused but I want to offer my input. Is this an estate that is home with a large stall for prize horses, or is this an investment for people to rent out stalls and board their horses on the property?

One thing that may work well for you on a unique property like this is an auction. 

Obviously you'd also want to consider the cost benefit of running ads in magazines like THe Florida Horse. Or going to the events listed in it and handing out business cards with a link to the property website.
