In Washington specifically, since it is on the smaller side there aren't really "pockets". There are a few streets in the city that have some more run down houses and then some spots are probably a bit too rural still but for the most part just about anywhere in city limits is going to be desirable.
Currently most of the rentals are more densely available in town closer to the downtown portion of the city.
Franklin County is a non-disclosure county which means upon sale the assessor does not get to use that to trigger a new property tax amount which is a perk. Most other counties require disclosure which causes your tax bill to hike considerably in many cases.
Appreciation potential is one of the biggest benefits in my opinion.

Howdy BP! My Name is Devon Shaw and I am an investor focused Agent in the STL area, based out of a wonderful little town known as Washington. I just wanted to share a little bit about the area, because I feel it flies way under the radar for many investors due to it being small and outside of the city.
A few quick stats:
Population ~ 15,000
Median Income: ~$75,000
Median Property Value: ~200,000
Washington, Missouri, was founded in 1824 and is located along the Missouri River. It started as a small trading post, benefiting from its proximity to the river for transportation and trade. The town was named after George Washington and grew steadily as agriculture, particularly tobacco and hemp, became key industries. In the late 1800s, the arrival of the railroad helped Washington expand further and attract new businesses.
The city has a rich architectural heritage, with many historic buildings from the 19th and early 20th centuries still standing. Over the years, Washington has evolved from a river town into a vibrant community known for its scenic views, historic downtown, and local festivals. It has a strong sense of its past while continuing to develop as a modern city.
I grew up here and can speak first hand to the growth and improvement that has come to the town over the last 15-20 years. With the continuing trend of folks wanting to move out of the city, Washington is primed to be a #1 choice due to easy commute, safety, affordability, good schools, and other factors. Many of the legacy farmers are dying off or moving on as well leaving lots of land ready for development.
If you have any interest in learning more about investing in Washington or surrounding areas, I would love to help!

Hi Ashni!
I am an Investor focused agent in Central Indiana and my company also offers full service property management services.
Indianapolis and surrounding markets are a great option for REI. Price points are affordable and we have some great areas where you can still find the 1% rule or close to it.
Most SF rental homes I help clients purchase fall in the 80K-150K range.
I would be happy to discuss with you further.
Best of luck!

@Jake Knight @Devon Shaw @Tyler Lingle thanks for the insight!
We will be coming to town again for my son's DCI marching competition in August I believe, maybe we can grab a drink downtown and do a Bigger Pockets meetup. Would love to hear more about the market there. I do not do any out of state investing right now but since we will be going several times over the next 4-5 years I'm tempted to try something at some point.
Yes! I'll shoot you my contact info an a DM :)

Hi Devon,
Curious what you think about the STR market around Lucas Oil. We stayed there recently and we were able to walk to the Stadium. The house was clean but definitely not over the top nice. Have you had any clients have success around downtown with the STRs?
Generally speaking that’s a solid area for those kinds of properties though and I’m sure that will only increase with the MLS stadium going in.
