@Sameer A., you said it best. Diversification. 

With syndications, you can spread the same capital across hundreds to thousands of units.

Govt financing, conservative underwriting, and management execution properly combined; make multifamily (in my opinion exclusively workforce housing vs luxury, student, low income, etc) the BEST risk-adjusted return of all real estate asset classes.

Evansville is the best-kept secret of the Midwest. Our assets there (combining for a total 30M) are performing strong.

You're earing about 10% Return on Equity by keeping it. I've seen worse.

Assuming you're netting about 3k a yr and you'll net 30k from selling.
(250k x 12) / 30k

Q'ubo Omar? I'd make sure to wait until that passive income is replacing the current earned income before making that leap unless you think to be a GP AND maintain current W2, or at least saved up a very healthy amount. I'm sure others will chime in regarding coaching. Saludos!

Rather than trading depreciating paper for a digital paper that produces a roller coaster of emotions, I'd rather trade it for REAL income-producing assets that appreciate over time and give me more paper.

Hi Sameer, I think you are headed in the right place. Seems like you're educating yourself well and have realistic expectations as to what returns you can achieve while not neglecting your main stream of income. Typically folks only get into small (2-4 unit) deals because of a lack of capital. In this industry, bigger is better in terms of diversification, economies of scale, and tax advantages. Partnering up with another operator whose investment thesis fits your criteria will allow you to go bigger while not adding another full-time job to your plate. All the best
