BAM only did 506(B) for the first several years and enjoy the 506(C) route now. Yes, you need to verify that they are accredited investors which most CPAs will sign off for free.

We enjoy being able to post about specific deals without crossing SEC violations. It allows you to get to the point which serious investors will appreciate.

There are over 10 Million accredited investors in the US alone. All you need is a few hundred to raise 100M+ :)

Keep looking for ways to add value before selling or refinancing. Rinse and repeat. If it's with a solid partner, you can do it at a much faster pace. All the best

As Josh eluded to, a good sponsor can turn around a mediocre deal, and a mediocre sponsor can ruin a good deal. Make sure before any "deals" you're underwriting the sponsor themselves, their team, track record, etc. Stalk them online, see if you can get them on a phone and ask for some references.

Happy 4th of July everyone! I am grateful to be lucky enough to have been born in a country that encourages and incentivizes private property ownership.

Having lived in various countries outside the US (Mexico, Colombia, Paraguay), I have studied their different laws and noticed that some countries attract foreign investments much better than others strictly due to the lack of red tape and corruption.

After the US, what are some notable countries that are easy to invest in and WHY?

congrats on being above average @Stephen Foltin. If you don't want to switch from finance to managing tenants and toilets, then learn how to make more at your W2 and invest passively with proven real estate sponsors.

50,000 - Gold, Bitcoin - Always prudent to hedge your bets. BTW Bonds are no longer a good hedge in 2020

100,000 - Cash. Personal liquidity and some "dry powder"

250,000 - Higher Risk/High Return Investments. Looking to double money every 12-24 months. (heavy rehab deals, personal lending, etc)

600,000 - Multifamily Syndications - With lower risk, greater diversification, and a 7% annualized preferred return paid out monthly, That's 3,500/mo in true passive income while the investment amount is doubling or better every 5 yrs.

I wouldn't spend a dime of the principal on houses, cars, fun, OR CHARITY because I can do that with the cash flow and end up giving more in the long run :)

This strategy follows the commandments of investing:

1. Don't lose money

2. See rule number 1

There are many variations of a "fund" but typically they will allow for greater diversification and emphasize more trusting in the track record and team of the sponsor themself rather than trying to underwrite every nail of a specific property.
