@Charles LeMaire offsetting real estate professionals' earned income is a game-changer! We've been getting more brokers, realtors, and 'do it your selfers' that are taking advantage of that.

Just have to make that 750hr/yr min. threshold and devote more time to your real estate than any other job :)

When Vetting a Sponsor @Chandler Harker

I always advise that people do their research when it comes to sponsors and deals. When you’re considering an investment sponsor, do due diligence. Keep in mind to always:

  • Look at the team: Is the sponsor a one-man show? If there’s a team, what do they bring to the table?
  • “Stalk” the sponsor online: Do some basic internet searches. If you’re not finding much about the sponsor, that could be a red flag.
  • Ask for references: Email references and set up a time to call them. Ask some open-ended questions and find out what they have to say about the sponsor

    1031s with syndications can be tricky. You'll need to do a TIC, which lenders typically aren't too fond of. Kelley Clarke is an expert on that if you decide to go that route.

    You don't necessarily have to "buy out" all the investors who think they want a 1031, but rather find a solution to the problem they are trying to solve -- How to pay less tax.

    At BAM, we have been getting a "1031 Effect" through cost segregation which will offset other income in the "passive" bucket. The gains that come when we exit a deal can be reinvested into the next opportunity tax-efficiently because the new deal will have additional losses to offset those gains. This has been the case since the tax-change in 2017.

    I'd talk to an up to date CPA that can help to understand the ins and outs of your personal situation.

    @David S. as Daniel said. Focus on underwriting successful sponsors themselves that will be able to execute on what they do best and you'll not only preserve but grow your capital far better than by taking your own valuable time to do it.

    Though this topic gets more emphasis than other more important ones, it does show that the sponsor will fight hard for the success of the property knowing that their own capital is at risk alongside the LPs. 

    As for BAM, we're usually in the 10-20% GP/co-invest (of the equity stack).

    We're 95%+ occupied across our 3,000 unit portfolio. 

    Rent collections are improved in May from an already strong month of April and are forecasted to continue the trend.
    Lease renewals and new leases have hit record highs.

    Now for those with A+ or C+ apartments, it may be a different story...
