I have a duplex in Altoona PA that I paid all cash for. Appraisal is around $55-60k. Need a cash out refi loan. 30 yr fixed

Rents are $550 and $450

It's in my LLC

Can anyone help me find a loan for this amount? Can be 70% loan to value or 60%, I’m flexible on that.

Ok, so heres the deal.

$15k "subject to" the existing mortgage. 

Existing mortgage is Chase Bank. $505 per month @ 6% including T&I.
I have rent to own tenants in place. They pay $800 per month, 12 month lease is good through April 2016. They then have the option to buy and I have an "option to buy" agreement in place.
"Option to Buy" is $48,000.

3 bed 1 bath, 1364 sq ft, .48 acre corner lot, lots of character, built in 1968 block construction.

Roof is 1-2 yrs old, A/C, plumbing, electrical all in good shape.

Hey Michael,

I can email you my proposal and bigger pockets report.  explains it all there.

I have $40k or so lined up to buy this deal I have.  Just need the rest.  I have been investing in real estate for 9 months now and this is my 7th deal.  I am open to learning from an experience investor on the best way to structure buy and hold deals.  

Having said that, I was thinking we can set up a trust with my company and you as beneficiaries and do a 50/50 split.  

I am looking for an honest ethical partner that is easy going and interested in passive income.

your thoughts?
