Any suggestions would be appreciated.  

I have a deal under contract for $40k and am set to close in 2 weeks. I don't have any funding lined up for it yet. ARV is $75k, rehab is $10k, house is livable.

I have a rent to own tenant in place.  $3000 down $800 per month and they are willing to take it as is.  The option to buy is $48k

Any ideas on how to fund this deal?

Im new at REI. I just got my 2nd deal under contract and looking for advice/buyer. Nice rehab deal in my opinion, but I don't have cash for the investment. I would need to do a hard money loan and the cost of the loan would take a big chunk of my profit. Any advice or help or a cash buyer would be awesome :) Seller is looking to close quickly.

I don't have a buyer, and I would consider a JV. I only have access to about $10k and it would be a 6% loan. From what I can see, the only way this deal is profitable as a rehab is with cash.

I believe my numbers are conservative as I am new at this.

Im estimating rehab at $15k. ARV in my best estimate is $85K.

Lot size is .48 acres and is corner lot
