Hey BP,

I am looking to do out of state fix and flips in Indiana and I have a first time private money lender that is willing to lend money for a purchase. I reside in Oregon while the private money lender resides in California. I understand with most circumstances regarding hard money/private money, the documents/requirements typically vary on what the lender wants. I was just looking to see if anyone knows what documents are required for the state of Indiana. 

From my understanding, the documents include:

-Note

-Deed of Trust

-Purchase Contract

-Preliminary Title Report

- Use of Loan Proceeds Statement

Just wondering if there’s anything I am missing to avoid any laws being broken, etc.

Hey BP,

I am looking to borrow private money from friends & family in California (without a deed of trust) for a property purchase outside of California. Does the promissory note have to be created for California or for the state I’m looking to purchase the property?

Does anyone have any recommendations for real estate agents in Milwaukee, Wisconsin that are willing to work with an out of state investor? Looking to purchase a single family or small multifamily home as a buy & hold property at the moment.

Hello everyone, 

I’m Dexter, I was born and raised in Los Angeles, California but as of next month, I will be moving to Portland, Oregon. I am looking to invest in Buy and Hold as well as Fix and Flip homes in the Indianapolis, Indiana market! I’ve been a private banker at a financial institution and I have worked with a mortgage banker for a few years now. 

If anyone has some tips or recommendations on getting started in that market, it would be greatly appreciated.
