If the numbers were good on the property, I'd buy it in a heartbeat. No where is sex offenders a protected class. I would check everything out but I would guarantee he lied on his lease. Sounds like the landlord fell for it but you don't have to.

Hello All:
I've seen this question asked and haven't really found the answer to the question.
I find the address of the owner of the property but usually can't find the phone number. I use to find it on the internet through white pages but now everyone has a cell phone instead of a land line and those aren't listed. Even white pages will show a phone number and its a paid site before they allow you to see the number.
Since I can't my info Free which paid site is worth the money?
I've been investing for over 10 years and also have a Realtors license and I still have the same problem...getting the golden number.
Experiences and reviews of paid sites please. Thank you for your time.

I'm on the agent side. Getting the whole commission is very tempting. I can't get feed back on any agent that is doing this and happy or unhappy. Of course the websites show agents that use to be with a Well known Brokerage House and now they love their freedom AND ALL the commission...at least that's the commerical on the site. LOL

State of Texas here:
I've been reading about the companies that offer a set low fee for closing but you get a 100% of your commission.
Anyone have any experience with this type of broker-business or feedback good or bad?

Any feedback on a do it yourself website? Some SAY they are easy but unless you have experience building a website they AREN'T.
I need something that looks nice, template type and I want to be able to plug in photos and information of what I have to sell and rent. Since I'm a Realtor I would love to have a search for MLS listings.
I don't mind paying monthly for the website to be taken care of. I've had websites like that in the past and they work pretty well but none were for Real Estate.

I've been an investor for 10 years but only have 2 years as a Realtor.
My problem is....right now I have my license with a large World wide
Company. I really dont enjoy getting another memo to fill out a form, come to this breakfast, etc, etc. ....More fees, more advertising costs.
I'm looking for another option.
I enjoy investing and selling a few properties on the side for extra income( of course I don't mind sharing the fees since it is their brokerage)
So,,,does anyone that has a license hang it with an online company that you pay per transaction and how has it worked out?

I have used loan amortizer pro in the past and it worked well but lately I can't get any customer service. Everything is email only no phone to call.

I have a lease I've used for 5 years. I've tweaked it over these years but now Im thinking about having a new Texas lease that is tight for me but not complicated for the resident .
Anyone have or know where I can get a good Texas residential lease? Of course I would really like first hand experience with a lease if available.

Mother in law of tenants want to lease with option to buy my property for her daughter and son-in-law.
Son-in-law has a prison record for aggravated assult. Out for 3 years ....he gave me patrol officers contact information willingly said he's not been in any trouble since. (of course I will check everything out once I decide whether to even take the application) I know the mother in law...she will pay no problem.
I've had church people, teachers, police officers and everyone in between trash my properties but have never rented to a patrolee..so frankly...I just don't know.
Advice?
