Just now seeing this post. I purchased my NPN from Harbour also, luckily it was already REO. I simply received title and recorded, had no need to board loan since there is no borrower so i saved money on that. I got lenders insurance on it-enough to cover the amount i paid for the note. Purchased note for $17,500 ARV north of 100K, wholesaling it around $50K.

The $2500 you paid seems reasonable for what attorneys charge, how ever some places they are more expensive eg, Florida. How ever it depends on how much work needs to be done also. 

Question: The $60K value for the property is that the ARV or AIV?

Great single family home. List well below market price. Area schools 8's and 9's. Great are with strong rental market. Rents for $700-850. Needs some TLC. ARV north of $110K. Not much for sale in the area. Wont last long!

I would much rather be a lender than a landlord and have borrowers instead of tenants.

I purchased my rental 3 years ago and have a loan amount of $367,000 and it appraised at $525,000 how ever that Apprasail was so I can have my pmi removed. I believe it would appraise higher. I’d like to purchase a duplex or some multi family and would like to utilize the brrr strategy. Any suggestions on how much I can take out and what my limit on the purchase would be?? Thanks!

To all: So the numbers are: Total income $392,000 Total COGS $120,356 Gross profit $271,978 Total expense $191,394 Net income $80,594 These are actual numbers maybe off by some dollars as I am typing this my self from excel since t won’t copy paste into this post. Any input on this would be greatly appreciated. 🙏🏼 thanks

Manolo D. My biggest thing is I don’t want to have to be there 8 hours a day. This is a running store with employees so I don’t see the reason for it anyway. How ever when compared to rentals I would have to buy a lot or something high priced to get the same return. I’m talking $5,000 a month from franchise. And to achieve a $5000 a month cash flow...well you get my point. Any thoughts??

basically as soon as you receive collateral file board the loan with servicer.
