Hi Ben- id love to chat. Although I’ve had success there, it would so be hard to purchase there now knowing how much prices have gone up. For that reason, i have only one there. Love the idea of Jacksonville, love the idea of doing a short term rental in Saint Augustine!.

Trust me- I get all that.... Which is why I struggle with underleveraging. My point was you should never keep a mortgage just for the write-off. It should be a culmination of factors. I hear too many people say they wish they never paid off their student loans/ mortgage because of the tax deduction and it just boggles my mind every time. It sounds like that wasn’t what you were suggesting.

With all due respect, I disagree. I don’t know why anyone would recommend keeping a mortgage strictly for the tax deduction. Why would you recommend paying 10k in interest to save 3k in tax. Your still out 7k!

The struggle is real. I could be much more aggressive but I like the fact that all my properties have relatively low Mortgage balances. I think it also depends on your goals. If it’s immediate cash flow, leveraging really is the only option. For me- I have a solid w-2 so my goals have always just been appreciation, tenant mortgage pay down, long- term stuff.

This has been the going rate for years as far as I know. Who was doing 15%? Was is even worth it, I’m assuming the interest rate was much higher? It sucks!
