I am also very interested In hearing more on what makes the Dayton market so attractive to an out of state investor. What type of property (a,b,c,d) would I be looking at to maximize cash flow (assuming about 15% down), roughly how much would that property cost, and how much would it rent for? Obviously this will vary but I’d like to hear about some success stories.

their website mentions a 72 hour buffer period.... thats a lot worse than 24 hours.. are they considering time for the cleaning crew?
