Hello Everybody,
I have a property in Lakewood, Ca that's in need of interior and exterior paint (stucco). It's 1,000sq, 2bed, 1 bath and I will likely be using very simple single-color scheme for renters.
What should I expect the rough going rate should be for a project of this size?
If anybody is available to come out and give me an estimate, that'd be even better.

Hello Everybody,
I have a property in Lakewood, Ca that's in need of a new roof. It's 1,000sq, asphalt shingle, not-complex. I believe there are 1-2 layers of roofing currently on the roof.
What's the going rate (range), per square, to remove, haul away, and replace this type of roof? Please include labor, materials, and dumpster.
If anybody is available to come out and give me an estimate, that'd be even better.

I'm currently in the process of seeking estimates for remodeling my primary residence. I've been looking for contractors and have had poor luck. I then thought, what better way to find a good contractor than by asking the people that work with them all the time! You all!
I'm in the Long Beach area. I own a single story 2/1,1000 sqft home on a 5000 sqft lot. I'm looking to expand to a two-story, 4/3 with an in-law suite(included in the 4/3 number). New square footage can vary.
Please post/refer any trustworthy contractors in the local area. You can message me or post on this thread.

Thanks for the feedback @Sam M. I've been doing most of my searching via Redfin. Not the best, but it works. How do you search for your properties?
My intentions with this search were to buy and hold with cash flow. I do not plan on appreciation. I consider appreciation as icing on the cake or a bonus, but not really a solid reason for me to purchase. That being said I'm currently searching for properties that I can cash flow.

I've been looking at some condo/apt units surrounding UCR area and on the surface they appear to be tight, but reasonable to cash flow. This is assuming 20% down financing and including HOA dues. NOT including property management, though.
Does anybody have any experience in this area? Is there anything about that area that is problematic that is not visible by driving around or noticeable in the numbers?
Any feedback would be helpful.
