very interesting, if you don't mind me adding though- would placing your LLC as the beneficiary of a land trust circumvent this entire processes while still maintaining the advantage of asset protection?

sounds like you received some pretty good advice here. Nonetheless I actually live in Vegas and will be creating an LLC to add as the beneficiary to my land trust. Will let you know how that plays out when the time comes.

I'm looking into wholesaling but have a long term interest in buy and hold, and fix-flip.

You contact me! No really, I am new on the scene and have zero experience in real estate other than the 8-9 month knowledge grind I've been on (books, podcasts, videos, blogs etc... ) 

I am a 23 year old college dropout (by choice), I am an avid book reader and truth seeker. Currently on the path towards my Eulerian destiny in pursuit of the all elusive eudemonic life. (the good life as they say). 

I'm ready to cut my teeth and earn my stripes in order to find mentors, partners, and ultimately success. 

I am particularly interested in wholesale deals, buy and hold, and fix- flip deals. Like I said, I don't have any experience but I will work for whomever is ready to take on a protege FOR FREE. 

I'm currently in the Las Vegas Nevada market and am ready to rock.

Awesome man! My wife and I are actually moving out to Vegas at the end of this month. Would love to stay connected. We're looking into Wholesaling, Buy and Hold, and Vacation Rentals as of yet.

We're 100% newbies as well. Done a solid 8-9 months of knowledge digging, reading, listening to podcasts etc... Ready to find a mentor/partner to get going!

Hey there fellow nebie wholesaler/aspiring investor? I only use the question mark as I am following the wholesaler->Investor route and and am curious if that is your plan as well.
