If the tenants are on month to month then it doesn't matter what they think. The owner has every right to show the home and pending with the lease says in regards to giving 24hrs notice before entering the property, the owner has every right to enter the property at he/she will. So, if you have it under contract and are planning on assigning the contract to another investor it sounds like you need to start marketing the property quickly otherwise you need to pony up the cash and close on it yourself.

This is my lender and who I strongly recommend for non owner financing and utilizing the BRRR method. If you refinance under 6 months you are able to use ARV but you can't get more then your cost back out which is what you are trying to do anyway and it has to be within 6 months of ownership. If you go past 6 months you have to wait until the first year of ownership. Cost is Purchase Price + Rehab usually verified by your scope of work. For your very first deal I would pass. Also, don't let your agent push you into an investment that doesn't make financial sense. They always want us investors to pay more. Always remember it's not their money and they like to spend everyone else's. Be patient, if you have to look outside your market then so be it. Lots of great cash flowing properties elsewhere in the US. Quite a few good and honest turn key companies that can help you invest $250k into 3-4 quality assets. Good luck!

Modular - Doublewide are the deal breakers for me. No matter how much you put into the asset they don't appreciate. It's like a car. Lenders will lend on them but most lenders have strict lending criteria which will minimize your buyer list. For your first deal, be patient and make sure it's the right one. To risky, I would stay away.
