A method of turn key that is becoming popular is for investors to purchase the home in cash, from the provider, as-is and then contract with the provider to handle the renovations as well. We the provider are already renovating the homes to create turn key so why not just ask the providers if they offer this whole sale type of front end acquisition, have them renovate the asset for you and then you the buyer turn around and refi immediately. This "should" result in a much better equity position for you the investor. This gives the provider incentive to not have to take a large risk of taking down the asset, renovating the asset, waiting on financing, inspection, and then tenant placement. That process can take 90-120 days which creates the reasoning a TurnKey provide needs to sell at retail. This type of method should create a win win for all parties involved.

Kelly Sanchez Thank you for your post. I was intrigued because like you we are all always looking for good deals. I own an Indianapolis based Turn Key and Wholesale Real Estate business, we bought and sold almost 100 properties in 2016. That all being said, I jumped on these folks website and started looking at Indianapolis, very first red flag was the estimated repairs are extremely low. They mark down 3,000, 7,000 etc for houses that I know need major overhauls. Then the kicker for me that these guys are a scam was I actually found a house that I own and selling listed for $20,000 higher then what I sold it for. Also, a major issue for me is their offered ARV on the property. They are proposing a much higher ARV by about $150k then what is truly is. So just at first glance the website is not dependable and would stay away. Seems like they are daisy chain wholesalers that built a website to market people's properties (without approval) I might add, for much higher prices. Stay away and good luck. I have bought 3 in the last 4 months. The cash flow can be crazy good but you have to buy them right and in the right area's. My clients have done well with them. Good luck with your search.
