It would answer all of your questions and teach everything you’ll need to know, well almost everything good luck 😁

Definitely agree that the right tenant will always make a deal with good numbers work

As for the cap I read Brendan turner book on rental property investing and he included it in his expenses so I though i should as well to be safe

As am a newbie I’ve no property management skills but if I do it myself I supposed I can always learn on the job, so good point here as well😁

As for it being a slum it’s not the worst neighborhood nor is it the best it is In the middle. I did notice major road/sidewalk construction around the area and am think if the government is investing in this area there’s probably a reason, but I would still consider buying it even without the construction.

I forgot to mention that it is a duplex

the unit am renting will pay for the mortgage tax and insurance and I would have a free place to live as I will live in the other unit, when I move out I can get $600 more for rent.

 i think you could rent each room out for a bit more based on https://www.roomies.com/ankeny... this is one site of course so it's not enough to fully justify it but it's a start, with the current numbers if it's fully rented out then i agree that would be a nice start, as for house hacking it's not bad but i personal would either raise the price of each room or buy a lower priced home so my monthly expenses go down.i think you're looking to bear the loss on the house hacking end for a few years then fully rent it out which doesn't sound bad, because in the end you'll own a property that will cash flow once fully rented out.

@John Morgan not much one can do about that huh,

is it possible to put a clause in the rental agreement that might say if new persons where to move in they are to be approved by land lord first before they are allowed to live in said property?
