Hi,

First thought is Feb 2020 is not that long of a wait so long as she continues to pay rent,

And since she was paying some amount for electricity why not go back to that amount so then some of the electricity is payed by her,

As eviction is not possible over a utility bill it may be better to get some amount that she can pay rather than none at.

Hopefully that helps I am new to investing so pro members do your things

So property manager did not find any tenant for you in a few months,

You decided to find one on your own and you did it!

Then property manager Essentially kick out said tenant cuss it was a lease and not All Inclusive,

Am new to investing but I feel like you did all the work for the property manager only to have it all go to waste

I think it’s time to find a new property manager, but also you got skills!!

You were able to find a tenant when ur property manager couldn’t so maybe you don’t need a property manager

EVICT Them!! Actually don’t listen to me, am new to real estate investing my mentor has told me of people first paying late, he then let them stay cuss they did pay the rent eventually. But soon they stoped pay the rent all together and he had to evict them plus lose months of no rent payed, but maybe once the wife finds a job they’ll go back to paying on time, Although the no notice of paying late is Concerning.

I’ve heard that the best way to begin investing is to do research, simply reading a book or joining the bigger pocket community is a great way to start investing cuss you lose little to no money but gain one of the most important tool in investing which is knowledge, I recommend the book on rental property investing by Brandon Turner if you haven’t already read it
