I’m going to be looking for my first deal hopefully sooner than later. I’ve hear brandon talk about looking up rooms for rent and calling those landlords to see if they have any houses they would consider selling. Has anyone tried this approach and/or what would you suggest saying to these landlords when I get them on the phone?

Dang Angelo, thats some solid advice for a newbie. I will read that article, thank you. Sometimes I feel like I'm swimming in a pool of analysis paralysis. I like that concept of the best investors got started in the hardest time. I want to be one of those people!
I also would love the create a platform to organize the countries real estate cycles per area. like an informational web site.

My pet care business is registered as an LLC.
Yes I have a million specific tax related questions. I honestly just don't know where to even start. I have no clue how to file business taxes. 
If I may take this opportunity to choose one question.....I have not been saving my receipts for my expenses, but I do have them all under a business account. Am I able to use bank statements to get information for my expense tax write off?
I am taking a class next week on quick books, after that I will start being more organized with my expenses.

@Dmitriy Fomichenko Thanks for the resources! I have wanted to read that book and will some day. I definitely want a skilled CPA more than a local one. I'm just checking all my resources to see where I can meet one. Because, we all know BP is an awesome place to go asking anything real estate.

I am still a "wanna be" investor, but will be jumping in sooner than later hopefully.
I am looking for a CPA for my team, someone I can ask a lot of rookie questions to, someone with experience in real estate investing, hopefully they have their own investments, and willing to help with my small business.
I started a small pet care business this year, for two reasons. 1) To help raise capital for my real estate investing. 2) To start learning taxes before I start my real estate company.
So someone who can help me learn small business taxes now than real estate taxes in the near future.
I'd love to meet someone in my area of Clatsop County, Oregon. I would be willing to travel to Hillsborough/Portland area. 
If I could get a free quick meeting with anyone to say hello and meet first,  to find someone who would like to work with me. Than I would happily pay for a basic tax question lesson from you. The ultimate goal is to find a CPA to form a long term relationship with to help my along my Real Estate Investing career, and make them and me lots and lots of money.

Yes, I'd like to see units before buying just to learn the market, get more confident, see what I need to learn. I'm happy to do my homework first. I guess I'd like to have an agent involved because this will be my first home purchase, and I like the moral support :)

As far as pulling the trigger, I like that move, I just know I won't until I get more comfortable with my ability to aim.

I know this is a loaded question, but does anyone have any estimates or good resources to look up what part of the real estate cycle my area is in. We all know we are at the high end of the cycle as a country. However, I am learning more and more about the cycles in specific areas of the country. The BP podcast talks about sources for researching this, but I cant remember what they are. Does anyone have good suggests to research where my area may be in the real estate cycles.
Or does anyone have any thought on my areas them self....
I am in  Clatsop County specifically Seaside, OR looking at properties in Warrenton, Seaside, or Astoria. I am also interested in the Hillsborough, Beaverton, Portland area. 
Other than cycles....
I would love to hear any reasons people may be expecting an increase or drop in value in any of these areas.
I'm sure other forums discuss this, but I'm starting another one :)

I am going to start searching for my first home soon. I will be looking for a 3-4plex to house hack with an FHA loan. I have an agent who is awesome and willing to help me. I want to start looking at units before I am completely ready to buy, and would like to look at 1000 units to really get a good feel of the market. How to I justify and sell my agent on showing me 1000 units before she gets her commission?...Ok, it probably won't be a 1000 units but I'd like to look at a lot. She has shown me several already and some times I feel bad asking her to show me so many knowing it will be a while before I can buy or before I choose the perfect one.

Also, I will be looking at off market deals....can you get a very good feel for a place when it is full of tenants....and is it hard viewing a full home, when you have intentions of kicking them all out when I purchase it?

I rent out a storage unit for my small business ventures and toys. I always have some new business/side hustle I want to try and it turns into a lot of stuff. I also like a lot of water sports like surfing, paddle boarding, diving, fishing, foraging, and motorcycle stuff.
I can justify the expense because I call it a "business facility" and I always love going in there to organize and play with my toys or work on my ventures. Over time I find plenty of attempted business tools that I have lost interested in so I get to sell them to free up space and get a little lost investment money back, and my girlfriend doesn't have to stare at broken lawn mowers and boxes of shoes i'm trying to flip.
