@Amanda McAvena When you get a chance can you send me that template? I'm actually having trouble analyzing deals and calculating expenses. Normally I use 50% of the current rent, but I feel like that's gonna be inaccurate.

My name is Dimitri and I'm a newbie (as in...started researching 2 months ago) in all things real estate! I'm excited to be a part of BP, and grateful for the opportunity to learn so much before jumping in. A little bit about me, I'm a paramedic in Long Island, NY, and a pre-med. I am looking to jump into real estate to have a passive cashflow while in medical school (I have about 3 years before I apply). NYC is a tough market to invest in, but I am interested in either a single family or multi family in Cleveland, OH. I've been looking at properties in the Cleveland Heights/University Heights area but am open to other suggestions! My biggest hurdles right now are learning how to analyze deal and learning how to accurately calculate expenses. I look forward to connecting with y'all!
