and have it Delivered.

In NY , yes - you’d lose the eviction and have to start over . 

Eviction is based on non payment of rent - if she pays , that basis is erased . 

But Why would you want to accept payment ? 

she’s showing you how she is as a tenant . 

There will be many more times she’ll be late and / or not pay . 

Get someone more reliable.

Everyone on the lease must be screened . They pay $35 each .

I’ve found the same thing to be true in NY. 

The selling price is often market price - no deal to be had .

I’m not sure what you think I’m “doing “.this is a rental building and  I’m renting an apt .     

It’s not rent control, it’s rent stabilisation and I’ve been here 30 years .  What exactly is the problem you’re having with this?

Like everything else , it depends on the numbers . 

I live in a rent stabilizated apt in Manhattan .  If I bought the any
apt here I’d be paying 5 times what I’m paying now , for mortgage and maintenance  , so I rent. 

It’s what I love about real estate -

do the numbers and you know how to proceed . Numbers never lie .

Looking through the listings I notice some homes on market for 3 + years . 

My first thought is there must be something wrong, and I pass it by. 

Wondering if others see it as a chance to buy at good value.. or like me , assume it’s a money pit. 

Thoughts?
