I am not an agent but I have a lot of experience working with builders as a sub-contractor in the past which may be of some use considering no1 else has responded. My experience with builders has been mostly poor and it seems the more houses they are putting up the cheaper they get. As a sub we most often had to wait long periods of time to get paid, were often expected to give them ridiculously low rates, and were expected to fix other subs mistakes. I would imagine they don't pay or treat their agents the best, but I could be wrong. Hope an agent who can help more chimes in and good luck!

That's awesome @Russell Brazil, thank you for sharing your story. I hope BP brings me similar success. So far I've certainly been enjoying the wealth of information and networking opportunities throughout the forums, podcast and blog.

I'd like to hear from some experienced rental property investors about what you focus on in your markets when rehabbing a rental. I hear a lot of people say kitchens, floors, paint, etc. Do any of you replaces furnaces, HVAC systems? Do you do full guts? Would love to hear what most of you are doing.

I never invested in NY but recently moved from the state to pursue my investing goals. I just don't see NY as a good place to invest from everything I've read and all the people I've spoken with about my goals.

Do you mean like paid parking lots/garages? I've always wondered if that was a good investment.

Currently two things holding me back. One is saving enough capital and the other is repairing my credit. I plan on buying my first property once my credit is fair and I have a fair amount of capital.

I just relocated my current business down to Knoxville, TN for that same reason. NY is a bad market to invest in. I plan on buying my first rental here next year. If you're gonna stay in NY I'd look into Hudson, Albany, and Troy. I have a friend who has invested there and owns about 10 properties in those areas. You're best bet is gonna be to do what I did and relocate or invest in out of state property from NY.
