Post: SFH on the market but Foreclosing...

I was driving through a neighborhood today that I absolutely love and came across a house for sale. I pulled up, walked around the house and peeked threw the windows. Its a little outdated but in great condition. I found it on the realtors website and it says it is a bank owned property(REO). How come its for sale and asking $277,000 when it says its a REO. Does the owner have x amount of days to try and sell before it goes to auction? If the property does go to auction how do I get more info on the auction date and if it has liens...etc?

Also I have run the numbers through the flipping calculator and I believe I can make it work for the right purchase price. Other than figuring out some creative financing whats my next step?

As I sit here going through BP blogs and read all these titles about post I'm interested in; I realize how difficult it is to balance my Monday thru Saturday job, everyday responsibilities and be interacting with RE as much as I want to be. I listen to podcast on my way to work for about an hour then watch a webinar or read some post before I actually start work. Then on my way home I listen to the podcast or an audiobook. When I get home I take care of my responsibilities and read some more blogs before I finally fall asleep. 

I don't own any RE YET! Ive been meeting with a RE agent and a mortgage company to get into a duplex and live in one side(Owner Occupied). I read everything I can and use my time to my advantage but I still feel I'm not doing enough. By no means am I trying to complain, I'm really just wanting some feedback. 

Ever since I could remember I realized TIME is our biggest enemy. Time is the only resource we have absolutely no control over. 

So where does most of your time go when your investing? If there was a way to eliminate some of that time, what would you do?

As a young investor myself I think the best thing we can do is to jump right in. Go talk to a real estate agent or a bank. Do anything you can to stay motivated and make progress because every step towards your goal today(whether good or bad) is better than you did yesterday. Keep grinding!

In my short years I have come to find that most people can't comprehend the mindset it takes to live that life. I talk to people daily who truly believe they have to go to work for someone else until they are 65, have car/house payments with "bad debt" their whole lives.   Not everyone can live below their means and handle the stress but thats OK because we need these people(tenants) in our lives to pay our bills!

That sounds awesome! Where can I find dates and times for the meet-up? Your exactly right! Im reading all the new investor articles I can and I'm thinking I just need to jump in and make something happen.(I learn better hands on anyways) I'm meeting with a real estate agent tomorrow night to ask a bunch of questions, look at properties and talk about financing. I'm hoping this is a good first step to take to move forward.  I really appreciate the advice!

Hey BP, 

My name is John, i'm in the construction industry and i'm 20 years old. Real estate investing has always intrigued me and I truly believe this is what I was born to do! My plan was to first buy a duplex to rent out while living in one side, then buy another duplex/multifamily home and keep growing. I love to learn but I don't know where to begin and the clock keeps ticking. I have watched webinars, read books, forums and i'm ready to start now!  I have a long ways to go but i'm a quick learner and I have a strong work ethic. I love the idea of flipping or rehabbing houses. I have done enough renovations that I feel confident in my ability to start flipping houses. Any help and advice would be greatly appreciated. I would love the opportunity to network and be any help I can.
