Hey BP, This property is in Washington state where marijuana is legal. I have a tenant who just moved in and upon entering the unit a few days later to hang a shower curtain rod (Shower stall so the curtain is 90 degrees I didn’t feel comfortable with them anchoring it to the wall) I walked into the mud room and was hit with a very strong marijuana smell. The tenants had just signed a drug and smoke free lease upon moving in. Is the tenant able to do this and if not how should I move forward? Thank you in advance!

He has already owned the home for years and refinanced before. He is just looking to put roughly 100k down to beat up the mortgage so he can have a lower interest rate. 

I hope I'm not confusing anyone!

It's two SFR on on lot. I think your right, there aren't any comps in the area.

Yes I believe he is going to have an appraisal but the two houses are beautiful! Fairly new, One built in 2000 and the other built in 08. He wants to put down around 100k so he then will owe around 50k. Could it be that the bank doesn't want him to pay off the house?

My uncle is currently trying to refinance one of his rentals that has two units on one property.(Like brandon's Kurt Cobain house) The bank that he is financed threw now told him they won't refinance him because he is non financeable even though he is looking to put over $100k down. This isn't the only bank that has told him this. 

Why is he non financeable and what can he do to refinance?

I bought a list and have been filling out postcards to send out almost 1000 absentee owners. I know every wholesaler has a website but should I have a one before sending my FIRST mail campaign? If so how should I go about it and should I use a name like "webuyhouses" or could I tailor it to myself for example "JohnnyBuysHomes"?
