An investor I know who is VERY successful said this and it has stuck with me ever since, "If your offer doesn't embarrass you a little, ITS TO HIGH"

Business is just that BUSINESS. If they take it GREAT, if not we move on to the next.

take the emotions and pride out of it and you'll be a smarter investor

Bryan, good move not buying into that program! Not to say those programs can't help as I'm sure you will come to find there are plenty of people out there who are willing to help a young, coachable, motivated investor like yourself.

I will suggest like those above the Real Estate Roundtable (next one is Dec 10th)

Real Estate investing is a numbers business sure but even more so than that its a PEOPLE business. Surround yourself with the people you want to emulate.

I will also suggest the West Sac meet up hosted by my friend @Sergey Tkachev ! This is my home meetup and is also a great opportunity to meet new and old investors

Hey Chris!

Congrats on your development on your "game plan". Few questions I want to propose....1) have you attended any RE meet ups throughout Sacramento? I suggest doing this as it allows you to surround yourself with those who are doing the VERY thing you are looking to do, better to follow the path of least resistance than bash your head into walls to create your own lol. 2) Are you aware of your current FICO and DTI? These are big as they ( and a few other factors) will determine your ability to get a loan, and for how much, this may be able to provide some clarity what you really can do on your first move. You may already know all this but if not I suggest starting there, in my experience the most learning and progress i've gained in REI is through meet ups and simply stepping out the house to meet with the very investors I want to emulate. If you would like me to suggest a meet up simply PM me but you will find there are more than a few in the greater Sac area!!

and the more research you do you may find that @stevie Mobley suggestion on David Greenes OOS real estate investing is what you're looking for !

keep researching saving money and running numbers in your market, no deal is better than a bad deal and it sounds like you are pretty inexperienced and need to do some more research before getting serious (no offense)

@Ricardo Murph II first and foremost I am an owner of a pit bull and let me start by saying that the breed is time and time again discriminated against because of some bad people who took the dog and made it into something no dog ever should. RANT OVER. Secondly I would recommend looking into state farm as they typically don’t have an issue with pitbulls and setting up that insurance. 4 years is a long time, do you really wanna out this tenant start over all because of a breed of a dog, when you already allowed dogs in the first place?

@Joshua D. No disrespect but she needs to open her eyes to the business that (correct me if I’m wrong) YOU created, this was your vision and your strategy to gain these units right? If you havent already maybe lay out the big picture to her which may allow her to see it in full. Sounds like she kinda just hates her job too, maybe she can find something that suits her better? Either way if you two love each other have the conversation and come with an open mind I’m sure it will work out
