If that's the case then it would need to go through permitting for sure, would the return on rents justify the costs? something to consider. You can also hand draw your plans and a simple room should be easy enough but I know much of the permitting stuff is online as of now and it may be difficult to get it done timely if you are just supplying your own drawings.

Being local here in Sac but having family in the Bay Area the proximity to the east bay is really important to me. Natomas and EG are both great places to start with room to expand and add appreciation for you. I would also consider west sac (where I live) if you'll be going to the bay a lot it is very nice and has price points for almost any buyer. I also like west sac due to the proximity to downtown! I legit take my bike to the Kings games so I love that aspect of it too.

Folsom drive can be a nightmare during traffic times, EG is rough too but I think Folsom is much more of a trek and you have to go through ALLLLL of sac before you even get to the causeway. Folsom a little overrated in my opinion based on the price vs everything it offers

@David Barajas are you adding sq footage or using the existing space? also what's the goal with it? I mean it will add value by itself, probably more with the room in the tax record? It can get pricey (couple thousand) but its all relative and hard to estimate tbh. I would consider just doing it without perms if its just for your own home or if its a flip if you can justify the existing layouts ARV and the room in essence be a "bonus" that the buyers can value however they see fit.

@Scott Wolf I probably could find a little bit better financing if I was being honest but I value the relationship, the hassle of doing so and building trust with somebody new just for the sake of better terms doesn't really seem worth it to me, and if I do find somebody with better financing options I would work with them AS WELL and scale. Which is the goal, hard thing is finding the deals. Its been a struggle to say the least

@Scott Wolf well I said gap funding, not necessarily 90 days, now I will say my last two projects will have taken under 90 days from keys to sold, but I can't say that's typical of everybody's deals. I draw the contracts up for 6 months if its simply a cosmetic remodel but we get in and out pretty quickly.

@Rich D. Rios Jr. relationships first and foremost, if the deal seems to good to be true it probably is, as @Joe Bertolino mentioned 10% is a pretty standard return for a gap funder who is nothing more than a private lender on said deal. Get to know more people in the industry and rub shoulders with people the thing you want to do and you too will be just like them!!

A few things that can add value to a home:

fresh interior/exterior/cabinetry paint

single pane windows swapped for double pane

kitchen and bathroom remodels (IF NEEDED)

can lighting throughout

scrape popcorn ceilings for imperfect smooth

build closet into large space for potential additional room

curb appeal

now keep in mind, these are ONLY going to add value to your home if the aspects of it you are improving are in bad shape already, swapping perfectly fine granite countertops for something that you like a little more won't add value

they also don't HAVE to leave, this eviction moratorium has made life difficult for landlords, that notice you served was nothing more than a "please get out" letter. Hope it works out for you brother but yes if you can get away with just giving them one month of rent consider that a huge win
