@Christian Rozo adding an additional room or sq footage you need permits to account for the improvements on the sale. Other than that, I typically don’t permit if it’s cosmetic.

@Deepak Arora Arden-arcade (much like all of Sac) has been on a steady boom for more than a few years now. Long term buy and hold is always a good play but don’t expect massive equity increase over 2 years

@Brian Sherman house hacking is the way to go , a duplex or triplex can provide the opportunity to you and your wife to learn as you go in a “relatively” safe starting point. Working with a number of clients in sac who are looking for the same thing you need to consider for yourself what numbers are you comfortable with paying IN FULL in the event you have vacancy , also consider what costs would be to get it property managed as well, if neighbors know the owners right next door they can come knocking at any given hour. Trust me :)

Hey @Edward Corinealdi this is a great start I’d suggest getting into some local real estate meet ups and network with some people and think about where you as an inexperienced investor can add value to a deal, is it funds? Free time to be on site and help? Got a deal? All very important questions to ask yourself

If your agent doesn't want to low ball and present your offer they better have a damn good reason, if not take your business elsewhere. have you submitted a couple lowball offers with no luck w this guy already?

@Kerry Roberts welcome to BP! I would say don’t necessarily marry yourself to multi family or nothing there’s a ton of creative ways to get additional income out of a property and it doesn’t have to be a Du or tri plex to make that happen. Also your barrier to entry will be lower. Check out @Sergey Tkachev meet up next week if you got a chance!

@Martin Corona sadly I have to agree w @Joe Bertolino a 60 day notice in this day and age might as well be a “pretty please w a cherry on top” nothing more than a sheet of paper to a tenant who may not be interested in helping your seller get this one off his hands
