@Robert Lei make sure you are properly (legally) noticing the tenant of your termination, every lease is different and state laws are all different, at just a cursory read, email and text is probably not sufficient

@Jenny L. The grass color would be the least if my concerns. If the house is being properly maintained, they are paying in time, and of course cutting the grass and overgrowth—that’s a perfect scenario.

@Christopher Davis it depends. Effectively Screening tenants, following fair housing requirements of course, is THE “key” to prevent problems, as is proactive management and direct communication.

@Jose Manuel Castro define for yourself what you mean by “perfect”, have a set of parameters and then analyze deals to see if they fit your parameters.

@Melanie Jones it is difficult to find, but look for agents who know about investing, usually they are investors themselves. Those are the agents you want to help you.
