I'm a SW, buy and hold investor who moved to Charlotte a year ago.  Looking to acquire more in the future via tips from BP.  The podcasts are definitely awesome www.biggerpockets.com/show1 etc.  Also on your smartphone.

I could use an awesome PM in Charlotte NC - referrals are always great so I may reach out to you in the future :-)  I've had to really micromanage my PM in MN and they finally cleaned house.

Thanks guys @Paul Timmins  @Kyle Baker  @Sawyer Lubke  @Joe Schwartzbauer . I'll make the calls you referenced.

My current prop mgmt company is RE investor owned - so as mentioned in other posts, some investors focus on their own properties first...its only natural but not fair since they are getting compensated. 

Also, I've asked some of these questions, unless we can write it in the contract saying, prop mgmt company shall respond to DJ within 48hrs for every request, how does one hold them accountable to how good they claim to be?  Even references could be cooked up. 

My next contract should definitely have more stipulations focused on communication and potential penalties for miscommunication or accounting mistakes....right?

Hello MN Investors,

  I'm seeking a great property management company near Minneapolis Minnesota.  Do you have any suggestions?

Strong-suits I am interested in:

1. Communication - quick response time, keeping owner informed on everything (emails, work orders, pictures, late rents etc). Must use technology to make efficiency/effectiveness possible.

2. Snow/grass package :  this is big for MN snow :-)

For many years i planned to move to Houston but ended up in Charlotte recently. I agree the tech and other industries will likely support the economy. Also many people i know have moved there for the weather and low cost so there most likely will be opportunities to invest in rentals at the least :-)

Welcome! BP has a lot of resources and Charlotte has lots of Real Estate groups that you will be able to attend and get up to speed faster. I just moved myself to Charlotte from MN and I am definitely learning a lot about Real Estate. I am also enjoying the winter here :-)

I just moved from MN to NC and was a UofMn (East Bank) & St Thomas (Summit Ave) Alumni.  BP is the place to be - I've learned a lot from the podcasts and you are in great company here on the website.

I invested in a couple of duplexes in Columbia Heights. Strangely enough, that is the only area I know (excluding St Paul) where you see more duplexes on the MLS market in Minneapolis and surrounding area.

If you are seeking MLS properties, talk to a local realtor and they can setup a daily/weekly email of all duplexes, triplexes etc on the market.

Also join a local REIA also on meetup.com - I am a member of a couple of them but I just joined after leaving town LOL.
