@Levi Pollard I like Dayton Ohio for investing. I deliberately chose to remain in this market. The market is diverse enough to do well on flips, and fantastic for rentals.

There are neighborhoods that are severely depressed, so you need to be understand where you are buying.

Flipping is primarily a local activity, so you really need to focus on your backyard for that. I've seen a lot of people try to manage a rehab/flip from afar, and VERY few pull it off.

There are a lot of out-of-town landlords here that do well. The ones that run into trouble generally paid too much in the wrong neighborhood.

@Cleighton W. I do some investing in similar areas in Dayton. You have hit the right concerns for properties in that demographic. Screening is absolutely key. Then understanding you are buying for the cashflow, not the appreciation, should help you understand the properties you are looking at.

Instead of stopping email alerts, It deletes the conversation entirely.

Is there any way to "undo" that accident?
