BTW, the event says it ends at 8pm, however, some of the addicts stick around to close.

@Cedrick McKinney Dayton is a great cashflow location. In addition to the colleges, there is a large Air Force Base, and several other major employers. I moved here in 2005, planning on being here 3 years. I liked the investing climate so well, I stayed.

@Bo Edmond Unfortunately, there are some terrible landlords out there. This one has certainly handled the situation poorly.

There is no reason a part takes 30 days. I've had plenty of A/C units go out. If parts weren't available locally, my HVAC guy has always been able to get them by the next business day.

Not changing the furnace filter can cause a furnace or A/C to breakdown due to the reduced airflow, the motors and units struggle to function correctly. It is possible the tenant could be responsible for the repairs.

The responses previously about the legal requirement to provide A/C are generally correct. It's not required by law, however, if it is provided it as part of the lease, the landlord is required to maintain it.

Escrowing the rent is a good choice.If your troops are in the the WPAFB area, I may be able to lend a direct hand, even if it's just giving them some contact info for some responsible landlords or property managers. Many of the good local people love their military clients.

@Account Closed Ohio requires that you have a Real Estate Agent license to be a property manager for a third party.

I had Whitaker for a while. For months, they couldn't rent a property they stated was ready to go. I fired them, and had it rented shortly thereafter.

I also have not been able to find any indication that they are actually licensed to do Property Management.

@Paige Kelsey It's great to see you sharing your experiences. Dayton really is a great market to invest in.

Fortunately, on your third attempt you found one of the good local property managers. The first two you had are both have terrible reputations locally for the reasons you mentioned. Not to mention the first one is unlicensed, or at least was the last time I checked. Unfortunately, you are not their first victim, I doubt that you will be the last.

It really emphasizes a couple points.
  1. Property Management is absolutely critical to your success. 
  2. Get referrals from other investors whenever possible.
