Greetings:

I'm new to BP and I have taken action by canvassing my local neighborhood and looking for opportunities.  Question...  I ran across a property that has been vacant for nearly a year.  Grass about 4' high in the front and back. I discovered that the owner passed about 10 months ago.  I went online the tax assessor's website and discovered that the last activity or sale date was to this deceased person back in 1969 (which leads me to believe that it may be free and clear).  I would like to obtain this under my belt... perhaps for wholesaling or buy and hold.  What are the necessary steps for dealing with a deceased owner?  Do I try to contact family or would this be an issue with the courts?

Greetings everyone, I'm David from Atlanta and I'm looking to initially start my RE investing.  About 5 years ago, I purchased bandit signs and placed them in different neighborhoods - not knowing an ounce about RE investing and I didn't think I would get a call until a few months.  Next day I started receiving calls...  I got scared because I didn't know what to do!  I had absolutely no idea...  I had no knowledge of the creativity of RE investing and I failed to make any deals.  Years later after a starting a family I decided to get back into it for the duration and this time I'm here to stay!

Looking to get started via Wholesaling first to generate some cash and will determine my niche - and execute daily!
