As I ramp up my next round of mailings, I just wanted to remind other newbie wholesalers that you're best leads may not come until well after you've sent out your final letters. People will hang on to them and call when they feel they're in a position to sell, and that may be long after they received the initial letter.

Very true! Lets get out there and plant as many seeds as possible... sooner or later it will be time for them to harvest!

#askBP I'm with @Jessi Hill and @Tom Shepard on "the process" especially with creative/seller financing (SF). For example, explain the steps or process when working with an out of state absentee owner that is open to SF - to getting the deed in your name. Simplify it so that we newbies can get our deals closed whether or not our seller is next door or in the next state.

The rules for newbie success when analyzing deals such as the different formulas for determining the max offer for properties under 40 or 50K and more details about what it takes to determine if a deal is a great deal. Also, if buying with SF and the terms are good, how much leverage should we give the seller on the final price? Meaning, should we ever pay near 100% of the ARV - repairs if we are able to get the terms that we want which results in good positive cash flow?

Negotiation tips about building rapport  sellers and how to present a lowball offer without offending the seller.  How do you setup your lowball offers?

Another great resource is creditboards.com.  You can also do a goole search for "WhyChat credit repair" and "PsychoDoc credit repair." Using these 3 free resources, I managed to wipe my credit clean of over 18 negative accounts... including collections, medical bills and judgments.  I worked "relentlessly" at it EVERYDAY for 3 months.

I went from 19 baddies and ZERO positives to 1 small bad account and 6 positives.  So my testimony is that it can be done!
