I agree with Bryan, people are moving to Denver from other states at record numbers. Rents are high because people want to move here and live close to the city.  I recently helped my brother purchase an investment property in Denver but he lives in San Fran.  Deals may be harder to find but a lot of deals still make sense if it's in the right location for the right rent.  Plus, this might be a good time to buy before the spring hits.

Hey guys, I've been peeking around this site for awhile but finally decided to get more involved.  Looking forward to getting to know everyone and connecting with local members from Denver!
