Welcome! A little word of advise, not only do you want an agent who can spot the deals for buy and holds, you should also ask how they can get you the deal.  This market is crazy and everyone and their mothers are jumping on "deals" - so unless you have lots of cash and/or is willing to bid up, make sure your agent is savy and creative in helping you get your offer accepted. @Tony SanFilippo I have a few options. I have a guy who has done a lot of remodel work for my previous flips, and another contractor I'm working with on some garage additions and larger remodels. I'll PM you their info.

Also, PM for an asbesto migitation company I've used in the past whose pricing was very reasonable.  

@Cody Jackson- I agree with previous posts.  If it came out at 3%, the chances of it passing point count is probably very minimal.  Plus, when you sell and you plan to fill out a property disclosure, regardless of percentage of point count, you should be disclosing that information.  

Depending on if you are flipping or renting this house, or living in it your self... colorado law bends the asbestos removal rule a little if it's your own home and you are living in it.  But really do you want to deal with the risks of removing it yourself?

I know flips are hard to find in Denver, but it looks like development opportunities and new builds or maybe even pop-tops and additions may be the way to go? I do see more scrap/land opportunities...Thoughts?
