not to high jack your thread but I am looking for the same thing.  I need software that will allow me to keep track of my properties as rent comes in for separate properties as well as track work orders and repair cost.  Ideally that can be exported to excel and sent to my tax advisor at years end!!!

Even with PM I should be able to show a small profit.

I am considering hiring a property manager to handle things for the 2 rental properties I currently own.  In looking over their fees. It is a little more than I had anticipated but i have a question.  Is the 10% of gross rents and other associated fees for PM an expense that I can write off on my taxes?

its gives you are more accurate idea of the true cost (not just financial) of ownership and the business.  That being said, I am now considering property management.

Hello fellow landlords!   I am interesting in evaluating the cost of property management for the rental properties I have acquired over the past year or so.  With the intent of focusing more time on acquisitions and funding. 

But I need help finding potential management companies.  My properties are  just north Cincinnati, Ohio in the Hamilton/ Fairfield area.  With Ohio requiring a brokers license I am having trouble finding companies that manage properties in my area (at least having trouble finding them online).  So I thought I would turn to BP to see what companies you all are using in the CINCY area and how you would rate them?!?!?!?!?!?

I find myself, on even day to day purchases/activities, saying to myself "if I save this much money today by not buying new gym shoes or not going out for dinner then I can put that back for the next rental".

hello all!  This is great, I had no clue the cincy community was so large.  I just started RE investing and live in Hamilton (just north of cincy).  I would love to be added to a new cincy thread (if one gets created) or go to meet up's.  I will not be able to make the one this weekend at BJ's because I am closing a house.  But keep me posted on how it goes and the next one.

Bought my first investment property in 2013 and I feel like I learned so much that never would have gotten from just reading. I just kept putting one foot in front of the other. I had stayed on the side line for a few years jut reading until I finally just had to do something.

Get a better idea of ARV before you buy

How to deal with lenders

How to write up a lease

How to deal with tenants

What types of houses to go after (niche)

To stop working IN the business

I am still learning and shaping the business but I can't wait for the next deal. What did you learn after your first deal?
