@Michael Cavitolo Don't take the cash flow route. It's impossible to double your money if you're doing buy and holds.. you have to look for solid fix and flip projects. I strongly recommend finding a cosmetic project if you haven't done any projects in the past. Also, get your RE license. It will save you a ton of money on the buy/sell side.

@Kyle Houlahan I split my commission with an agent/investor for my first flip. but he was quite knowledgeable and introduced me to some great subs.
offer a 50/50 split to the agent and in exchange, he will guide you through the process. Your broker should also guide you through the process as well. Alternatively, you can offer to pay him an hourly rate.

@Miguel Garcia Quite frankly I don't know the requirements. Have you tried looking into this through kaplan or other education providers? They break down all the requirements to become licensed. Every state is different.

@miguel Garcia you should be able to find the requirements online if you Google it. Every state is different but I'm almost positive every state would require you to have a minimum of X years of experience as an agent . And you also need to take additional courses and another test to be able to open your own brokerage.

Hi everyone,

@Kate Moreland I think 5-8 weeks is doable if you have a lot of time during the day. Remember that you have 3 attempts so I would strongly encourage you to try to take it ASAP. If I were you, I would schedule the test for July. You'll put some pressure on yourself and you will have no other choice but to study. If you fail, it's not a big deal because you have 2 more attempts. Quite frankly, I felt the test was extremely easy when you compare it to the amount of material you have to study.

@Ali Joseph You can just run an MLS search for properties sold recently using cash or a renovation loan. Or buy an ABS own list in list source for homes sold in the last 6-12 months.

@Andy Rumple Can you elaborate on how you can use the MLS to make targeted listings? Do you mean pulling stats out of certain areas? I'm curious to know what metrics you use.

@Nicky Reef I'd say it certainly doesn't hurt. I also don't know what market you're in. For example, Texas is a non-disclosure state. You won't be getting comps unless you find a realtor. Most states disclose sales info though. But you won't be able to know from zillow or redfin if there were any seller concessions or what type of financing did the seller use, and some additional info provided in the listing that zillow or redfin won't reveal.
There's a huge plus in having a license if you're doing some direct mail. You can convert the retail not so much motivated leads into listings. You'll get a much better ROI out of your mail campaigns by offering your services as a realtor if the seller doesn't want to sell at a discount.
The only negative I can find is getting sued if you don't disclose you're a RE agent. But as long as you disclose, then you should be fine.
