My advice would be is to GET EDUCATED with the best knowledge around.
Education doesnt cost, it pays!
Once you are educated enough, start off wholesaling in real estate. Its not that complicated and its the fastest way to make money. I also suggest that you wouldnt start investing in real estate if you dont have a nice cash flow business....my personal opinion.
Even though you dont have to use your money or credit when investing...you just need to know what you are doing.

If I were you always make an offer in an LLC or S-Corp depending on your deal. if you are wholesaling, offerin an s-corp. LLC's are usually used for buy and holds or fix and flips.
S-corps are generally for lump sums of cash short term such as wholesale and short sales. Next time you think you find a good deal, just put an offer on it with specific contingencies that will allow you to have a 30 day out. You dont need a lot of contingencies, only a few. Dont be scared to put offers on properties, just make sure you have your buyers lined up way before you go to closing. If I were you I would have buyers before I put contracts on props. Find out what your buyers want and find those specific props. and not go crazy finding props. then finding buyers...
Let me ask you a questions, do you have a cash flow at all if you end up having to pay for any minor costs? What if you find a good deal that you can even do a lease option with and put a renter in there and have certain cost you have to make? Just a thought

Total upsell program! Any real estate "gurus" you will find some sort of upselling program to their coaching programs and more of their education. They never give you all the info up front....been there, done that!

Definitely want to congradulate you on saving $5k at your age that is a big thing and not everyone at your age shares your passion to create wealth through real estate. I wish I started at 18!!!
As for the Rich Dad seminars, I think thats great that you are taking the first steps to doing something, but I wouldnt recommend going further with it. I have been exposed to these kind of seminars and have been completely UPSOLD to their programs and coaching calls which are no good and they just cost way to much. I will gaurantee that you will be upsold to their program when you attend. DONT FALL FOR IT! The success percentage for these types of upselling programs have a 95% failure rate because there is no community to help you through real estate deals and split them with you 50/50.
Not to discourage you, just want you to keep your eyes and ears open to these types of upselling programs. I have been suckered into them before and it is no fun paying those back when you dont even use them and when their programs continue to upsell you to the next level program so you can get more information.
