how is that not clear enough language? How do you appeal against something so clear?
Nowhere does it say you automatically get another year. It goes to month to month if nothing is signed.
I'm curious what the tenant is actually appealing.

My contract states:
- 1. LEASE TERM: The term of this Agreement begins on xxx 1, 2019 and ends on xxx 30, 2020. Upon termination date, RESIDENT shall be required to vacate the Premises unless OWNER and RESIDENT formally extend this Agreement in writing or create and execute a new, written, and signed agreement.

just like zillow zestimate is BS, I don't think any AI can accurately tell you what your rent should be.
AI still isn't smart enough to look at your photos and location and give you good advice.
When I listed my rental last month, the zillow rentzestimate was changing daily. It would go up to 2700, then down to 2500, then back up to 2650, up and down.
Use good old fashion manual comps like you do when selling a house.
Check your MLS for recent rentals, and look at the pictures. Then use your gut to ballpark your rent amount

it's actually much easier to collect from LL's. All they need to do is put a lien on the house.

No one is buying blind.
That's why you request samples first.
You also don't pay entirely up front. There's a deposit, and then balance after receipt.
Next time I'm at lowes depot, I'm going to check how many of their planks are made in china. There's a lot of misleading labeling these days, e.g. "made in usa of foreign materials" i.e. "we bought these from china, but we boxed them in the USA"

wow. didn't know zillow was charging.
They're really trying to please the investors. Their stock sank recently.
I wonder if they will charge for rental listings that are syndicated from the MLS.
I guess one way around this is to make a bunch of separate zillow accounts, one property per account.
Zillow should be thanking US for the data they get.
As soon as they start charging, people will just go back to facebook and craigslist.

This thread got me interested in doing some research on google and alibaba.
vinyl plank flooring looks to be cheap enough even on small orders of 100 sq meters
Considering that any decent flooring sold at Lowes is $2/sqft, which is $22/sqm
Even at the high end, $5 per sq meter is still cheaper than $22 / sq meter.

just curious, would it have been easy to tell the former tenant to come back and see the fleas with her own eyes?
Just shine a flashlight and watch those buggers jumping around.
Also, fleas are pretty easy to deal with. Just throw foggers everywhere. Shouldn't be expensive.
