Welcome, April.  One strategy I wish I had followed was to buy a small plex to move into.  You get an advantageous loan, and another person helps with the mortgage payment.  After a while you move out and rent out all the units at a positive cash flow.  Some down sides to this, including having your renters close by.  Good luck.

I live and work in Portland.  I agree with Marcia.  People are making money here.  Capital helps.  Prices have increased a lot in the past two years.  I don't think it can keep going.

Welcome.  You're going to experience a major change in zoning regulations.  Portland (where I live) has many many rules.
