@Anthony Bell - First off, congrats on your potential first deal!

Sounds like you are trying to wholesale these properties. You should use your state's promulgated real estate contract. You could most likely find it through google by searching for "YOUR STATE real estate commission forms".

I use postcards and letters (depending on the list being mailed to).

Response rate varies campaign-to-campaign; average would be 1-2%

I pay .33 cents per postcard

I am wholesaling

I find that doing smaller, more frequent mailers work best for me in my market. I personally do 1200 mailers every 10-12 days. The key is consistency no matter what market you're in. More consistent mailers = consistent calls = consistent leads = consistent deals!

@Account Closed the best tool to use is MLS. It has the most accurate data vs. most online websites. Unless you're licensed, find a realtor at a local REIA meeting and get access through them.
