All markets are good for wholesaling it just comes down to how well your system is so motivated sellers find you. For example, where your website ranks on google. If someone is number 1 on google for their market the get all the motivated seller leads.

The biggest challenge are maintenance costs. What I mean by that is your customer will treat your asset differently with a short term rental because they do not have pride of ownership if its a 3+ year rental. I have long term rentals where people will maintain the property because they see it as their home even tho they are renting.  Also, having a good team in place to manage the high turnover is also a must to reduce challenges logistics.

A bridge loan is usually a short term loan to bridge the gap to get all the funds needed to close. 

The second answers depends on a lot of factors as in, how much you're putting down or if you will live in the property. There are FHA loans or conventional loans and many more.
