If you do things right and with integrity, even if someone isn't happy in the end, you're at least giving yourself a chance if you get sued.

Great video share, super interesting. Maybe a loophole to sidestep potential restrictions on marketing the "property" vs marketing the "contract to buy the property" is to take photos of the house with a page of the contract taped to the wall in each photo??? Ohio State Regulators may question your intent on that one though lol.

In all seriousness, if a wholesaler can find a buyer and successfully close, everyone's happy and the regulators aren't going to care about details.

Based off the information that I'm getting from my agent, we are expecting to spend 80-100k on a major rehab for a duplex built before 1940. We are making offers on properties now and expect to have some real data from bids once we get under contract on a property. If those numbers are close, then I think $60/sf may be a touch high albeit conservative.

thanks for sharing. This was very insightful.  A lot of this goes back to the cautioning of investing in the cheapest parts of a city. Gotta find Hilltop priced properties in more desirable, appreciating neighborhoods!

Welcome Tremayne! I agree with you on the positive energy - this is a really cool community. That's great that you've been investing out of state. If you ever wanted to look at some stuff in CA let me know, I'm currently investing in small multi-family in the Central Valley.

Hopefully Woodland isn't as hot as Visalia today, I've got some family in Woodland - that's a nice area!
