Hey Chris!

Might be an opinion based response from me, but as a guest of an Airbnb or any STR, I would prefer some space on the side of the bed, so I would feel a queen would be better. You do not want to let the bed size dominate the size of the room, and a queen bed is big enough that it gives 2 people enough space to be comfortable with the feeling of being cramped.

Since all rates should be somewhat competitive between all lenders, I'd probably go with overall access. Relationships in this business are so important and being able to communicate with your loan provider regularly to get the up to date information you need is better than a little bit lower percentage in interest rate (just my opinion, others may feel differently).

It is a great question! I outlined a bit in a previous forum post actually. Obviously a lender with good rates is going to catch your attention, but it really is more than that. 

A good lender is someone that you would be willing to create a long term partnership with to fund future projects after the one you are currently working on is completed. It is one that gives you as much detail as possible when giving you rates and terms, and does not hide anything from you. It is one that consistently closes deals, and the one that can talk to you like a person, not someone that just wants to "win a deal". 

In our business they say that one connection turns into three, so one bad experience turns into three bad experiences and vice versa! Personality and trust are huge in a good lender, and this is just as important as the rates and the math behind any project that you are looking to complete!

Mark, when you say END users, what exactly do you mean by this? People who lend hard money on "owner occupied" properties? 

Many private hard money DSCR lenders only do so on properties that are for investment purpose and not for owner occupied properties, so any insight on this would be helpful!

Hey Michael!

Other lenders right now are probably giving options of 20-30% down payment, (70-80% LTV), and many of them do loans/invest in non owner occupied spaces. Interest rates in these spaces range on what kind of FICO score a borrower has, where it is located, and a variety of other factors.
